Why NRIs Prioritise Community When Buying or Renting Homes in Mumbai

After two decades in real estate, I’ve noticed a pattern. Almost every NRI I meet, whether they’re planning to rent or buy a home in Mumbai, ends up asking the same question: “Does the building have a good community?”

Not:

  • “What amenities does it offer?”

  • “Is there a sea view?”

  • “How big is the apartment?”

Those matter, of course. But they’re not what seals the decision.

What NRIs Are Really Looking For

For many NRIs, the decision to move back to Mumbai isn’t just financial.

It’s emotional.

After spending years abroad, what they often miss isn’t more space or better infrastructure. It’s something far simpler and harder to define: A sense of belonging.

Why Community Matters More Than Amenities

Modern developments today offer everything:

  • Clubhouses

  • Pools

  • Gyms

  • Concierge services

But despite all that, many NRIs still ask about something far more basic: Who are the neighbours? What is the vibe of the building? Does it feel welcoming?

Because what they’re really trying to understand is: “Will this feel like home?”

The Small Things That Make a Big Difference

In conversations, this is what keeps coming up:

  • Neighbours who greet you in the lift

  • Children playing safely in the compound

  • Familiar faces and shared routines

  • Festivals that bring people together

These aren’t “features” you’ll find in a brochure. But they’re often the reason someone chooses one building over another.

A Shift in How NRIs Evaluate Property

For local buyers, decisions are often driven by:

  • Location

  • Budget

  • Investment potential

For NRIs, there’s an additional layer.

They’re evaluating: Lifestyle adjustment - Emotional comfort - Social integration. Which is why two similar apartments in the same area can have very different appeal, simply because of the community within the building.

What This Means for the Mumbai Real Estate Market

This shift is subtle, but important.

Developers are focusing heavily on:

  • Amenities

  • Design

  • Branding

But for a growing segment of buyers - especially NRIs - the human element still carries the most weight. And that’s not something that can be manufactured overnight.

It develops over time:

  • Through residents

  • Through shared experiences

  • Through a sense of continuity

A Practical Takeaway for Buyers

If you’re an NRI exploring property in Mumbai, it’s worth going beyond:

  • Floor plans

  • Pricing

  • Brochures

Spend time in the building.

Observe:

  • Who lives there

  • How people interact

  • What the environment feels like

Because ultimately, you’re not just choosing a home. You’re choosing the life around it.

Real estate is often reduced to numbers, price per square foot, appreciation, returns. But at its core, it’s much more personal. You’re not just buying or renting space. You’re choosing comfort, familiarity and identity. And for many NRIs coming back to Mumbai, that’s what truly makes a place feel like home.
