Over the years, I’ve worked with some of the most discerning buyers and a surprising number of them consistently lean towards South Mumbai’s old-world buildings instead of newly launched luxury towers.


And honestly, once you experience them, it makes complete sense.

In today’s market, this kind of space is becoming increasingly rare, especially in prime locations like Altamount Road, Walkeshwar and Malabar Hill.

No matter how tall or luxurious a new tower is, it cannot recreate the positioning, access and long-term value of these established micro-markets.

I remember a client who spent weeks touring some of the newest luxury towers in Worli. Everything looked impressive - the lobbies, the views, the amenities.


And then we visited a century-old walk-up on Altamount Road. Within minutes, their entire perspective changed.
